Statement
Sheridan, Solomon
& Associates, LLC is an independent residential and commercial real
estate brokerage company serving the Middle Georgia Area. Our Realtor
Associates represent the highest quality, most professional, and extremely
successful group of people in this area. We will strive to promote a positive
attitude and experience in all aspects of the business, be involved in
our Community, and allow all Realtor Associates and Staff to participate
in the overall success of the company through profit sharing.
Business
Structure
Our strength begins
with our Associates. This proven group of professionals has an average
length of service in the residential real estate business of over fourteen
(14) years each. Their collective awards and designations are a testament
to their commitment to the profession and success over the years.

are designated Graduate Realtors Institute (GRI), Certified Residential
Specialist (CRS), Certified Relocation Specialist, Certified New Home
Specialist and Accredited Buyer's Agent. |
The Broker/Owners are
another part of our strength. Tim Sheridan and Steve Solomon
have extensive experience in real estate sales and office management.
Mr. Sheridan has been
a solid top producer in the Macon market since 1987. In 1998 he received
the prestigious Eagle Award from the Middle Georgia Association of Realtors.
Mr. Solomon began his career in 1982 as a Sales Associate and was the
youngest person ever to receive Life Membership in the Million Dollar
Club in 1986. In 1988 he became the Managing Broker for Macon's largest
residential real estate company, which consisted of thirty-five (35) agents.
By 1999 the company had grown to seventy-five (75) agents and two (2)
offices, while still maintaining the Number One position in the Macon
market and a growing market share in the Warner Robins office. Then in
1999, Mr. Sheridan and Mr. Solomon saw an opportunity to start their own
real estate company. Their new company was developed to concentrate on
high quality service for clients and high productivity for Associates.

with our Support Staff, who are dedicated to making our Associates and
our company as successful as possible. These positions include:

Mrs. Ingrid
Patrick, Office Manager, has been working in real estate offices
for over twenty (20) years and handles all the day-to-day details
of listing properties and assisting our Associates with contracts
and closings. |

Ms.
Mary-Anne Pilkenton, Director of Marketing and Associate Services,
handles all Marketing and Advertising for the Company and the
Associates. She also assists with the Relocation Department
as needed. |

Mrs. Joy Butler,
Call Coordinator, has over fifteen (15) years experience in real estate
related activities. She answers the phone calls as they come in and
routes these calls to their appropriate destination to ensure that
all calls are answered by the person most qualified to handle the
situation. |
Relocation
Department
We offer full
relocation services whether the customer is renting, buying, or selling.
We will also assist with the management of inventory that relocation companies
may purchase from a transferee. Our Relocation Department will transfer
all utilities, handle the bidding and completion of repairs, and coordinate
the marketing of the property along with the Listing Associate.
Additionally,
we are available to give orientation tours to prospective hires and give
house finding services to actual hires. Every person and their families
will receive top quality service and professional treatment. We are committed
to helping the customer make a smooth transition, and making the move
as stress-free as possible.

Conduct a Home
Search tour to find suitable properties that meet customer's needs. |

Critique homes
as they are viewed to narrow down the list. |

Once a preferred
property is determined, prepare Offer to Purchase in accordance with
the customer's instructions. |

Communicate with
a relocation company as required. |
| . |
Negotiate an
acceptable offer and deliver copies to all parties. |
| . |
Assist and coordinate
applying for a loan and determining competitive rates and closing
cost. |

Coordinate all
inspections and subsequent bids for repairs as necessary. |

Negotiate with
Seller to have repairs completed prior to closing. |

Coordinate time
and date for closing. |

Attend closing
and review documents as necessary. |

Follow up after
the closing to assure all has transpired according to the contract
and the customer's expectations. |
Seller Services

After contacting
the customer, prepare a preliminary Competitive Market Analysis (CMA)
for the property. |

Make an appointment
to inspect the property, general area, and revise the CMA as necessary. |

Develop a pricing
strategy. |
| . |
Develop a marketing
strategy. |
| . |
Identify ways
to make the property more attractive to Buyers. |
| . |
Place property
in the Macon Multiple Listing Service. |
| . |
Implement overall
Marketing Plan to begin exposing the property to the buying public
and Broker community. |

Follow up with
the customer to inform them of market activity and feedback from Brokers. |
| . |
Present all offers
in a timely manner. |
| . |
Inform relocation
company of activity as required and/or necessary. |
| . |
Negotiate an
acceptable offer, which limits the risks to the customer. |
| . |
Coordinate the
satisfaction of all contingencies and subsequent removal from the
Purchase and Sale Agreement. |
| . |
Coordinate the
date, time, and place of the closing. |
| . |
Attend the closing
and review documents as necessary. |
| . |
Follow up with
the customer to assure all aspects of the sale were satisfactory. |
